Pearland Homes:  A little about the Pearland Library. 

If you own a Home in Pearland or are Planning to purchase a home in Pearland, Texasyou may be interested to know that Pearland has an excellent library.  Pearland’s library is part of the Brazoria County Library System.  Pearland’s Library is very active.  There are book clubs you can join, there are story times for the little ones and monthly events such as craft nights and occasionally special events for senior citizens.  The library is located 3522 Liberty Dr. 77581.  It is on the east side of Pearland. 

Pearland homeownerson the west side of Pearland are desirous of having a library or at least a branch on the west side of Pearland.  Those of us on the west side have a long drive through lots of traffic to get to the Library.  To that end, a group has been formed called the Friends of Pearland West side Library.  Everyone seems to favor a library on the west side, but the costs are prohibitive and have been estimated at about $10 million.

A decision was made on March 23, 2010 to establish a small office in the Westside Events Center where people can pick up and drop off library books ordered via the Internet or by telephone.  This is a good idea, though just an interim solution.  Those of us on the west side of Pearland applaud  it as a very good beginning. 

This is good news for homeowners and prospective home owners in the 288 Corridor of Pearland.

I Signed a Contract to Sell My Pearland Home — What Next?

Contract to Close  

Hooray!  You have a contract on your Pearland Home.  What is your next step?

Once the contract has been agreed to by both parties and dated by the agent, you have a binding contract.  Your earnest money check and the executed contract will be delivered to the title company agreed to in the contract and to the buyer’s lender.

The title company will begin a title search, obtain title insurance and coordinate with all parties, including the lender and set up a time for the closing.

The very next step for the Pearland Home Seller, is inspections.  The buyer will hire an inspector, and make an appointment to inspect your home asap.  The buyer through his agent will present you with a list of repairs that he would like done.  Now you negotiate the repairs.  You will either agree to make the repairs, or offer a dollar amount, or counter offer.  You don’t have to agree to any of them, but you don’t want to lose your deal because of a few hundred dollars.  My suggestion is to agree to any reasonable requests and decline the rest.  Try to make the negotiation as ameniable as possible. 

During all this time, the lender is fine checking the buyer’s qualifications.  Sometimes this takes 2 to 3 weeks.  Once this is done, the contract is a “Go.”

The next step for the Pearland Home Seller is Utilities.  You should arrange to turn off the utilities in your name as of the closing date.  You should do this a week or so before closing.  The buyer will probably turn them on in his name as of the same day.  Notify your insurance company of your change in status. 

The buyers will do a final walk-through probably the day of or the day before closing to make sure his requested repairs have been done and the home is in the same shape as contract date.

On closing day, you should show up at the title company with the keys and garage remote to the property and be ready to sign, sign, sign.

Are you looking for the perfect Pearland Area Home.  Well, there is a secret to finding the home that will be perfect for you. 

First, of course, you need an Expert Real Estate Professional  who knows the area. 

Next, you need to get pre-qualified with a good lender.  This is important because when you find your perfect home, you will want to take action immediately.

 Now, I want you to make a list of what you think you want in a house.

 

The list should include price range.  This is the best place to start. 

Probably the second most important item on the list is location. Near shopping? Access to freeways?  Good education available?  Amenities available? Near friends or relatives?  Proximity to work?  Proximity to your interests?  Easy access to the fun things you like to do?

Another thing to consider is the style and size of the home?  One or two story?  How many bedrooms would you like?  Do you want a large garage?  Do you want a pool?  Would you prefer all brick?    Do you want a study?  a game room?  Master up, or down? formal dining room?  formal living room? large kitchen?

Also, while making the list, take into consideration what the members of the household, including pets want and need. Do you want/need a big yard?  Acreage? or would you prefer a small yard?  Is there a place for children to play safely.

Next consider your family’s lifestyle.  What do you enjoy doing most when at home?  What room do you spend the most time in at home?  What lifestyle considerations are important to you. Think about this while making your list.

Another thing for the list is  neighborhood?  Do you want a family friendly neighborhood?  Are you interested in a Master-Planned community (Silverlake, Silvercreek, Shadow Creek Ranch, Autumn Lake)?  Do you want a neighborhood home owners association or would you prefer an unrestricted area.  See Choosing a Neighborhood that Meets Your Needs.

Next, consider your family’s lifestyle.  What do you enjoy doing most when at home?  What room do you spend the most time in at home?  What lifestyle considerations are important to you. Think about this while making your list.

Now that you have your list divide it into: Must Haves (the things you absolutely need and want in your new home.   Would Like to Haves (the features that would be nice, but not absolutely necessary);  Luxury Features (absolutely wonderful features that would be great to have).  

Now you have a picture of what you want in a home.  Let your Realtor® see this list, or better yet let your Realtor® work with you on it.  The perfect home will be one that has all of your Must Haves, some of your Would Like to Haves, and possibly one or two of the Luxury Features.

We won’t waste time visiting every home on the market.  We will concentrate on houses that have everything in your Must Have category, but keeping in mind your would Like to Haves.   In a relatively short time, we will have found the perfect house for you.

Are you haveing trouble selling your Pearland TX Home?  Top three reasons why your Pearland home is not selling;

Priced too high.  Make absolutely sure your home is priced at the comparable solds for your Pearland area and slightly lower than your competition.  Houses are still selling in Pearland, but pricing is more important than ever before.  Pricing your home too high will take you out of this market. You may need an expert Realtor® to prepare a new up to date  Competitive Market Analysis for your area. Additionally, take a look at the competition.  How are the competing homes like yours?  How are they different?  How are these homes priced relative to your own?  As mentioned above, you should price yours slightly lower, but NEVER higher than the competion.

Not in prime selling condition.  Make absolutely sure your home is in prime condition.  If it needs paint, have it painted–and get rid of outdated wallpaper!!  it is money well spent.  Just imagine that you are in competition with a model home quality house at the same price.  Fix everything that needs it; paint everything that needs it; clean everything that needs cleaning; get some professional staging advice or research Staging; Get rid of stuff and junk. Do all of these and you are on your way to a quick sale at or near asking price.

It has not been marketed.  Make absolutely sure that you hire an Expert Realtor® familiar with the home sales in the Pearland area to market your home.  Examine the marketing plan. My personal marketing plan includes: internet marketing, with you home listed on multiple local, national and international web sites with many photos and a virtual tour.  I do agent to agent marketing, capitalizing on my good personal relationships with local area agents and the more than 160 Keller Williams agents in the Pearland area.  I do personal marketing, letting all of my data base of friends, customers, and former clients know of your home on the market in Pearland.
