In Country Place Pearland, there are currently   15 single family homes active on the market, ranging in price from $107,000 to $235,000.   These homes range in size from 1157 SF  to 2421 SF.   In addition, there is one home currently under contract.

11 single family homes have sold in Country Place during the period.   The sold homes ranged in sold price from $87,000 (a forclosure home) to $205,000.   These homes ranged in size from 1230 SF to 2360 SF The average price per SF was 72.00 (This does include 3 foreclosed homes)   Removing these three from the mix the average, the average price per SF was $78.40.   This is down from $85.41 per SF for the year 2010.   The  days on the market (DOM) ranged from 46 days to  247, with the average being 99.

There are currently 7 townhomes active on the market in Country Place  ranging in price from $85,000 to $125,000 and ranging in size from 686 SF to 1546 SF.   7 townhomes sold during this period with prices ranging from $52,500 to $128,000 and ranging in size from 686 SF to 1681 SF.   The days on maret ranged from 13 to 207 with the average being 108.

Are you thinking of buying a home in Country Place Pearland??   If so, you might be interested in the following:

I am a resident of Country Place, Pearland and this morning I attended exercise class at the Carriage House in CountryPlace.   There were more than 20 of us and we had a great workout.   Looking out the window at the  large pool, and noticed that there were at least 20 people taking the water aerobics class.   As I  walked through  the clubhouse, I noticed a few tables of card players having fun and a couple of people playing pool.   In addition there were a couple of people enjoying the library.  As I drove away to go home, I saw four people playing tennis.   On the way home I saw many people just walking to get their exercise.   The above, just to emphasize how active this community is.   The way of life here is outstanding.

 In addition to all the early morning activities that I noticed today, there are many activities that are available to all.   Card playing including Bridge, Tripoley, Pinochle, Canasta, and Poker. There are also dance lessons, belly dancing and yoga classes.   Also you may join the lovely 18-hole golf course.   There is something for everybody in Country Place Pearland.   Call me at 713-569-7702 if you would like to learn more about life here in Country Place.

According to HAR statistics, there was a total of 1441 home sales in Pearland Texas in 2010.   The majority of homes sold from March through June 2010, which is right when the Home Buyer Tax Credit was expiring, and everyone was anxious to buy a home to get the tax credit.

The   Days on Market (DOM) for homes sold in Pearland, Texas in 2010 ranged from 66 days to a high 108 and the average for the year  was 83 days.   The months of  from September through December had the highest DOM.  

The average Sold price for homes sold in Pearland, TX during 2010 was $193,252.83.

In Bella Vita at Green Tee in Pearland, there are currently 23 single family homes active on the market, ranging in price from $146,900 to $290,230.   These homes range in size from 1087 SF to 2421 SF.   In addition two homes are currently under contract.

25 Single family homes have sold in BellaVita during the year ending December 31, 2010.   The sold homes ranged in sold price from 1569 SF to 2910 SF.   The average price per SF was $97.83.   The days on market (DOM) ranged from just 12 days to 189 days with the average being 84.

In Country Place Pearland, there are currently 17 single family homes active on the market, ranging in price from $102,500 to $205,000.   These homes range in size from 1087 SF to 2421 SF.   In addition one home is currently under contract.

25 Single family homes have sold in Country Place during the year ending December 31, 2010.   The sold homes ranged in sold price from $105,000 to $265,000.   The homes ranged in size from 1300 SF to 2407 SF.   The average price per SF was $85.41.   The days on market (DOM) ranged from    just 3 days to over 300 days  with the average being 123.

There are currently 5 Townhomes active on the market in Country Place, ranging in price fro $74,900 to $125,000.   Four Townhomes have sold during 2010 with prices ranging from $75,500 to $125,000.   The days on market ranged from 19 to 326 and the average DOM was 133.

Shopping: The shopping in Pearland is excellent.   Large grocers represented are H.E.B., Kroger, Wal-Mart, Target, Randalls and Food Fair.   There are many strip shopping centers, but the piece de resistance is Pearland Town Center  anchored by Macy’s, Dillards, and Barnes and Noble.   The center includes many of your favorite restaurants and shops.   You reall have to see it to appreciate it.
